Sell your rental house, tenants and all.
We own and manage rentals ourselves, so we know what it's like when a property turns into more work than it's worth. We buy occupied houses and take over the lease, so you don't have to empty the house first.
Selling without evicting
A normal sale usually means getting the tenant out, fixing the turnover damage, and then listing an empty house that earns nothing while it sits. When we buy, the existing lease transfers to us at closing, along with the security deposit. Your tenant just starts paying a new landlord.
If the tenant is behind on rent or the relationship has gone bad, tell us. We'll factor it in rather than walking away.
What we need from you
A copy of the lease, the current rent and deposit amount, and a heads-up about anything we should know. We'll schedule the walkthrough around your tenant and treat them with respect.
Tired-landlord situations we see
Late or missing rent, deferred maintenance stacking up, a property that's hard to manage from out of town, or simply being ready to stop getting repair calls. All of those are fine reasons to sell.
How we figure the offer
Every offer comes with a written worksheet: what the house should sell for once it's fixed, minus the repair cost priced by a licensed builder, minus closing and holding costs, minus our margin. See an example worksheet.
Questions
Do I have to tell my tenant I'm selling?
You'll need to coordinate a walkthrough, and your lease may require notice before entry. We'll work around the tenant's schedule.
What happens to the security deposit?
It's credited to us at closing so we can return it to the tenant when they move out under the lease.
Will you buy a rental that needs a lot of work?
Yes. We price the repairs as part of the offer.
